May 27. Hard Stop.
Keep moving forward.
In 30 days, I have to move
27 technically, because the final walk through on this sub-lease is May 28
I’m lucky
There’s not much to move
A chair
A desk
A queen size bed
Tv and hutch and 10-12 boxes of stuff
It will take me a couple of hours to move it all
But where…
I’m stuck in the middle of a decision
On one hand, I think another apt will just do for now
But the price of apts is ignoring the laws of supply and demand
Last month alone, 276 more units (total) went into the market of Central AR
Which has over 3000+ vacancies
Rent should be $100 or more cheaper than it is
But prices are going up
I’ve followed house prices a lot too and they’re dropping 3% per week
Rent is not following that trend and…
It’s weird
I mean, we know how it’s supposed to work
Literally, every single person in America could refuse to drive for 5 days and the price of gas would drop by half
We saw it in 2020
We see “movements” for it online every now and then
So with that many vacancies in the “growing economic climate” (mayor’s words, not mine) of Central AR
Why aren’t landlords following the rules of supply and demand?
One of the rules I’ve seen them follow of late is having 18 – 24 month leases
It makes sense, because there is a cost associated with someone moving
Paint, clean, maybe repair
Having that pop up every 12 months can really eat into slim margins
And margins are slim for most landlords, I know this
Insurance rates have gone up, cost of material, and utilities, at least those provided are up too
In Little Rock, they’re probably only clearing a couple hundred a month per unit-
No wonder they don’t want to drop rent
How much extra work do you want to do for $200 bucks a month?
Those are the mom and pop shops
But there are huge beautiful new complexes being built that are like resorts
I just can’t fathom paying $1300 a month for a one bedroom apartment that’s 400 square feet, no matter how pretty the pool looks
Which brings me to choice number two
An RV parked in a park
The lot rent is cheap, includes water and limited electricity and I can move to another park if I hate the neighbors
So I will probably go in that direction and try to build a mobile media lab I sleep in sometimes
At least until I can get all cylinders firing for the biz the way I want
Camper life and RV life and campfire cooking and one man media studio stuff
I could have covered the lot rent with Youtube revenue – except it demonetized for 90 days and won’t be back until August
Which brings me to May and move out money
I’ve got to scramble to find it
And June- I’ve got to scramble to keep it
Then July – Staying alive in the summer heat and sweating it all out time
So when I say buy a boxset, at least you’ll know what it’s going toward
